Making Your Home Look Its Best!
When selling your home, you will want to make it look as attractive as possible. Buyers aren't coming for just a quick look but for a careful inspection.
Here are a few basic tips:
-“Pre-Pack” items you do not need while your home is on the market.
-Keep up the yard maintenance and add any simple landscaping updates, freshen mulch, etc.
-Make sure exterior of your home is in good repair- replace any broken or deteriorated trim/siding, power wash and touch up paint if needed.
-Touch up or neutralize paint inside. Don’t forget the trim work!
-Deep clean home, especially carpet, if needed.
-Complete any homeowner maintenance needed: caulking, replace light bulbs, patch wall homes, Service A/C and other mechanicals.
-Make sure there are no stale odors.
-Get together a plan for securing or removing pets for showings

Contract to Closing
The main goal when your home is listed for sale is to not only obtain an offer quickly, but to make sure it closes quickly and seamlessly as well. Sellers have three options when they receive an offer: you can accept the offer, reject the offer or counter the offer. A counter offer usually will encourage a buyer to continue their negotiations. You may also receive multiple offers. Contingencies, move-in dates, and financing are all things to consider when weighing an offer. Comparing offer contracts can be overwhelming, that’s why you should rely on a Vesta Real Estate expert to guide you through the offer process and beyond.
Once an offer is accepted or “executed” by all parties, there are a number of items that still need to be handled to get your home sold. Inspections, appraisals and title work will be completed. During a buyer’s option period, further negotiations can be done. The buyer will also have a financing period where they will move forward with their mortgage loan. Having a Realtor® to keep track of all the check points along the way to ensure the closing is on schedule is key.
